Hi, I’m Larissa

The calm person in the middle.

I’m Larissa Mayfield, a licensed Oregon real estate broker with Real Broker, LLC (license 201231874) with the CRES divorce real estate certification. I help couples sell the house they own together when they are ending their marriage, in Lane, Linn, Benton and Douglas counties.

Before real estate I spent more than twenty years in commercial banking, specializing in agricultural and rural lending. I evaluated properties, assessed risk, and worked alongside appraisers. I know how a lender reads a file, which is the question at the center of every buyout.

“If one of you would want to know it, both of you hear it.”

A house in a divorce isn’t a harder house. It’s a harder room. Two owners who may not be speaking, two attorneys, sometimes a court order, and a lot riding on one number. What helps most is someone steady who sends both people the same thing at the same time and writes the decisions down. That’s the job I do.

When you both agree, I copy both attorneys on the same written updates: the market analysis, every offer, every deadline. I work inside your written agreement or the court’s orders, and if they don’t cover something, I stop and ask rather than guess. If papers have been served, I won’t take a listing until the written consent or a court order is in place (ORS 107.093).

I grew up in a 4-H family in rural Oregon and I live in Elmira, west of Eugene, in the county I serve. I also hold the Certified Military Relocation Specialist designation, which helps when a divorce comes with a move on orders.

I’m not an attorney or a CPA, and I’ll never pretend to be. When a question is legal or about tax, I’ll show you the source and send you to yours. My main site, with my listings and the rest of my work, is larissamayfieldre.com.

The promise to both of you

I work for the sale.

Not for one side. Three things you can hold me to.

01

Same numbers

Every market analysis, offer and net sheet goes to both of you at the same moment. Nobody hears it second.

02

Decisions in writing

The price plan, the bills and the prep budget agreed before the listing, so the sale runs on a plan instead of a mood.

03

Inside your case

I work within your written agreement or the court’s orders, and copy both attorneys on updates when you want me to.
